You are hereby notified that the Last Will and Testament of John F. S. Flagg, dated December 22, 2011, was filed with the above-named court.  Any action to set aside the Will shall be filed in the Court within three (3) months from the date of the first publication of this Notice or thereafter be forever barred.

Notice is further given that all persons indebted to John F. S. Flagg or to John F. S. Flagg’s estate are requested to make immediate payment to the undersigned in care of Geittmann Larson Swift LLP, PO Box 1226, Jackson, Wyoming 83001.

Creditors having claims against the decedent or the estate are required to file them in duplicate with the necessary vouchers in the Office of the Clerk of Court on or before three (3) months after the date of the first publication of this notice; and if such claims are not so filed, unless otherwise allowed or paid, they will be forever barred.

TO: ALL PERSONS INTERESTED IN THE ESTATE OF JAMES R. KILPATRICK, SR.:

YOU ARE HEREBY NOTIFIED that on the 22nd day of January, 2019, the persons claiming to be the distributees of JAMES R. KILPATRICK, SR. deceased, filed with the above Court an Application for Decree in the above-captioned matter requesting the Court to establish the right and title to certain real property located in Lincoln County, Wyoming, and to distribute said real property to the applicants pursuant to Wyoming Statutes, §2-1-205.

NOTICE IS FURTHER GIVEN that any objection to the Application must be filed with the Clerk of District Court within thirty (30) days of the first date of publication of this Notice, and if no objections are filed thereto, the Court will then proceed to determine if the facts stated in said application are true and undisputed and whether a decree establishing the right and title in and to the real property described in said Application should be entered and the real property distributed to said applicants.  Any interested person shall be given the opportunity to object to said Application.

FORECLOSURE SALE NOTICE

WHEREAS, default in the payment of principal and interest has occurred under the terms of a promissory note (“Note”) and real estate mortgage (“Mortgage”).  The Mortgage dated November 16, 2010, was executed and delivered by Tyler Booth and Rhoda Sevigny, as joint tenants (“Mortgagor(s)”) to 1st Bank, as security for the Note of the same date, and said Mortgage was recorded on  November 17, 2010, at Instrument No. 956789 in Book 757PR at Page 390 in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming; and

WHEREAS, the Mortgage contains a power of sale which by reason of said default, the Mortgagee declares to have become operative, and no suit or proceeding has been instituted at law to recover the debt secured by the Mortgage, or any part thereof, nor has any such suit or proceeding been instituted and the same discontinued; and
