WHEREAS, default in the payment of principal and interest has occurred under the terms of a Promissory Note (the “Note”) dated October 11, 2018, executed and delivered by Thomas Guzman (“Mortgagor”) to Mann Mortgage, LLC., and a real estate Mortgage (the “Mortgage”) of the same date securing the Note, which Mortgage was executed and delivered by said Mortgagor, to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mann Mortgage, LLC., its successors and assigns as Mortgagee, and which Mortgage was recorded on October 11, 2018, at Reception No. 395288, in Book 232, at Page 25 in the public records in the office of the County Clerk and ex-officio Register of Deeds in and for Sublette County, State of Wyoming; and

WHEREAS, the Mortgage contains a power of sale which by reason of said default, the Mortgagee declares to have become operative, and no suit or proceeding has been instituted at law to recover the debt secured by the Mortgage, or any part thereof, nor has any such suit or proceeding been instituted and the same discontinued; and

WHEREAS, written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and the party in possession of the mortgaged premises at least ten (10) days prior to the commencement of this publication, and the amount due upon the Mortgage as of January 24, 2020 being the total sum of $160,496.77, plus interest, costs expended, late charges, and attorneys’ fees accruing thereafter through the date of sale;

WHEREAS, the property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale. Any prospective purchaser should research the status of title before submitting a bid;

WHEREAS, if the foreclosure sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of his/her/its money paid.  The Purchaser shall have no further recourse against the Mortgagee, Mortgagor, Servicer or their attorneys;

NOW, THEREFORE Mann Mortgage, LLC, as the Mortgagee, will have the Mortgage foreclosed as by law provided by causing the mortgaged property to be sold at public venue by the Sheriff or Deputy Sheriff in and for Sublette County, Wyoming to the highest bidder for cash at 10:00 o’clock in the forenoon on February 21, 2020 on the Courthouse steps for the Sublette County Court located at 21 South Tyler Ave., Pinedale, WY , for application on the above described amounts secured by the Mortgage, said mortgaged property being described as follows, to-wit:

Lot 18, Block 2 of the Barger Subdivision, First Filing, Sublette County, Wyoming, as set out on that Plat map recorded in the office of the County Clerk of Sublette County on January 06, 1970 in Book 26 of Misc., Page 328. 

With an address of 8 Hawk Path, Boulder, WY 82923 (the undersigned disclaims liability for any error in the address).

Together with all improvements thereon situate and all fixtures and appurtenances thereto.

Mortgagee shall have the exclusive right to rescind the foreclosure sale during the redemption period.  In the event that the sale is rescinded or vacated for any reason, the successful purchaser shall only be entitled to a refund of their purchase price and/or statutory interest rate.

NOTICE OF APPLICATION FOR DECREE OF DISTRIBUTION OF REAL PROPERTY

You are hereby notified that an Application has been filed in the captioned matter, which Application alleges that the above named Decedent died on August 31, 2019, in Burlington County, New Jersey, and that the Decedent died the owner of certain real estate described in the Application, said real property being located in Sublette County, Wyoming and Lincoln County, Wyoming (the “Decedent’s Real Property”).

The Petitioner in the captioned matter, Georgia Jill Dair, states that the sole heirs, at the time of the Decedent’s death, were his siblings, Georgia Jill Dair and William Jay Heintze. The Decedent died testate, and the sole distributees under the Decedent’s Last Will and Testament entitled to the Decedents Real Property are Georgia Jill Dair and William Jay Heintze. There are no other heirs or distributees of the Decedent having a right to succeed to Decedent’s Real Property under probate proceedings.  As a result, thereof, the Petitioner states that she is entitled to a decree of this Court distributing all of Decedent’s Real Property to Georgia Jill Dair and William Jay Heintze.

CALL FOR BIDS – WYOMING GAME AND FISH DEPARTMENT:

  1. Sealed electronic bids for the Boulder Rearing Station Flood Control Project, Boulder, Sublette County, Wyoming, will be received through the Public Purchase on line bidding system, until 10:00 a.m., Tuesday, February 25th, 2020.

Wyoming laborers shall be employed exclusively under this contract, provided, that non-resident laborers may be used when Wyoming laborers, are not available for such employment from within the State, or are not qualified to perform the work involved. The Contractor shall inform the State Workforce Services Resources Center nearest the construction site of the contractor’s employment needs. As used in this paragraph “Laborer” means a person employed to perform unskilled or skilled manual labor for wages in any capacity and does not include independent Contractors.  “Resident” as used in this paragraph includes any person who is a citizen of the United States or a person who is authorized to work in the United States by an agency of the federal government, and has resided in the State of Wyoming for at least one (1) year immediately preceding his application for employment.  (W.S. 16-6-201 to 16-6-206).

18a. For all public works awarded by the state that exceed $1,000,000.00 or more a contractor who commits to ensure that not less than ten percent (10%) of the labor hours shall be worked by apprentices shall have his bid considered as if his bid were one percent (1%) lower than the actual dollar value of his bid.  (W.S. 16-6-901 to 16-6-902).  Contact the Department of Workforce Services.

  1. The State of Wyoming hereby notifies all prospective bidders it will affirmatively assure that minority business enterprises will be afforded full and equal opportunity to submit bids in response to this invitation and are specifically encouraged to do so. Notice of Annual Meeting

The Annual Meeting of the Green River Irrigation District will be held at the Marbleton Town Hall on Tuesday, February 25, 2020 at 7:00 pm. The purpose of the meeting shall be to elect one Commissioner for a period of three (3) years, electing one Commissioner for a term of two (2) years, and to conduct and transact such other business as pertains to or shall arise at the Annual Meeting.

The Sublette County Commission, the Sublette Center, and the Sublette County Rural Health Care District will be hosting a public meeting at the Sublette BOCES on Friday, February 7, 2020 to discuss the critical access hospital and the future of health care in Sublette County. Ms. Bernadine Craft will act as moderator and facilitate the meeting. The meeting will be from 9:00 A.M. to 3:00 P.M. and all members of the public are invited to attend.
