NOTICE OF FORECLOSURE SALE

Default in the payment of principal and interest has occurred under the terms of a promissory note (the “Note”) and a real estate mortgage (the “Mortgage”) dated December 1, 2006, executed and delivered by Tyler Jones who acquired title as Tyler F. Jones and Ellie Jones who acquired title as Ellie Lee Jones (“Mortgagor”) to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for First Horizon Home Loan Corporation, its successors and assigns, as security for the Note of the same date. The Mortgage was recorded on December 5, 2006, as Reception No. 925039 in Book 642 at Page 198 in the records of the office of the County Clerk and ex-officio Register of Deeds of Lincoln County, Wyoming.

The Mortgage was assigned for value as follows:

The Mortgage contains a power of sale that, by reason of the default, the Mortgagee declares to have become operative, and no suit or proceeding has been instituted at law to recover the debt secured by the Mortgage, or any part thereof, nor has any such suit or proceeding been instituted and the same discontinued.

Written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and the party in possession of the mortgaged premises at least ten (10) days prior to the commencement of this publication, and the amount due upon the Mortgage on the date of this notice of sale is $200,330.45, plus attorneys' fees, costs expended, and accruing interest and late charges after the date of this notice of sale.

The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale. Any prospective purchaser should research the status of title before submitting a bid.

The current Mortgagee, MidFirst Bank, will have the Mortgage foreclosed as provided by law by causing the mortgaged property to be sold at public venue by the Sheriff or Deputy Sheriff of Lincoln County, Wyoming to the highest bidder for cash on September 20, 2022 at 10:00 AM at the Upstairs Rotunda, Lincoln County Courthouse, 925 Sage Avenue, Kemmerer, Wyoming, for application on the above-described amounts secured by the Mortgage. The mortgaged property is described as follows:

A tract of land located within GLO Lot 5, of Section 6, Township 30 North, Range 118 West, Lincoln County, Wyoming, with boundaries more specifically described as follows.

Beginning at a point along the centerline of the Reeves-Schwab County Road, No 12-149, said point bearing South 55°49'26" West, a distance of 1136.52 feet from the NW1/16 corner of Section 6, thence running North 89°29'11" East, parallel to and 60 feet to the South of the South boundary line of that tract of record in the Office of the Lincoln County Clerk in Book 493PR, page 548, a distance of 400 00 feet, thence due South a distance of 200.00 feet; thence South 89°29'11" West, a distance of 312.73 feet to the centerline of the said County Road; thence North 23°39'19" West, along said centerline, a distance of 217.49 feet to the point of beginning.
